  Why Invest in Larnaca
Larnaca has importance as an investment prospect in light of the ten year improvement plans taking place. Like most of it’s’ counterparts on the east coast, Larnaca was updated in the late 70’s building bonanza. With the loss of Nicosia Airport during the Turkish Occupation, Larnaca international airport was extended and new terminal buildings were constructed the resulting increase in tourist traffic led to a large number of hotels being built locally on the long stretch of beach just outside of town. The airport is once again the subject for extensive modernization and extension.

One of the most distinctive features of Larnaca is the mid-town promenade, the Phinikoudes. Lined with shady palm trees, this beachside promenade has recently been, turned into a large precinct bordered by restaurants, and taverns.  A long sandy beach extends for approximately 25 kilometres of Blue Flag status.

The yacht marina has been taken over by a private company (from the Cyprus government), who plan to invest heavily in the marina’s expansion. This will result in a sharp increase in Larnaca property values locally, as well as dramatically improving the number of berths available for visiting yachtsmen.

Positioned strategically, Larnaca is in the centre of the island and is an ideally situated for exploring the rest of Cyprus. Its’ residents benefit from Larnaca International Airport and close proximity to the remaining cities in Cyprus. Nicosia is only a 20-minute drive away and reaching Limassol takes just 30 minutes driving time, whilst Paphos is only a 1 hour 15 minutes drive.

The advantages of Larnaca as a tourist resort are also numerous. The town is large enough for every amenity to be available but is still not overcrowded, especially on its beautiful beaches. The archaeological sites and its’ six museums are in the centre of the city all within walking distance.

Due to the mild winter climate and the genuine hospitality of the local people, Larnaca enjoys tourism at very high occupancy rates all the year round. The whole area has 9,500 hotel beds, about 10% of the islands’ total tourist capacity. Larnaca inner city developments comprise mainly luxury apartments and are limited due to available land. Rental apartments are thus in great demand for both long-term letting and holiday rentals.

Along the bay, there are luxurious beach hotels and also hotel apartments or holiday apartments and exclusive private villas of very high standards with prices generally lower than the rest of the island.

Summer sports, sea activities and cruises are always available at attractive tourist rates. The shops are well stocked, medical care is excellent, and cinemas are screening films simultaneously with the cinemas of Europe and the USA. The variety of restaurants, tavernas, cafeterias and bars is legion. Cyprus "meze" is the food specialty of the town. Night life is interesting and safety in the streets unsurpassed. Cultural life is rich and many events are organized by the towns’ Municipality regularly. The atmosphere is happy go lucky and relaxing.

In addition, the closure of the refinery along the Larnaca - Dhekelia Road in May 2004 (a primary reason why the value of Larnacas’ property has not reached the peaks like other Cyprus towns), will also result in Larnaca property values going even higher.
